Tenant Fees

For all tenancies entered on or after 1st June 2019, you will receive a copy of both our Tenant Terms of Business and your tenancy agreement. This will detail everything which will become payable before, during and after the tenancy that will include confirmation of the agreed rent and deposit.

Please see below for a list of our current permitted payments:

  • Holding deposit per tenancy is equal to one weeks rent*
  • Security deposit is equivalent to one month’s rent.
  • Unpaid rent**
  • Lost Keys***
  • Change of sharer at the request of the tenants per replacement tenant
  • Variation of the contract at the request of the tenants £50 per agreed variation
  • Early Termination at the tenant’s request****

*Your holding deposit will be withheld if any relevant persons including your guarantor withdraw from the tenancy, provide material significantly false or misleading information, fail a right to rent check or fail to sign the tenancy agreement (and/or deed of guarantee) within fifteen calendar days (or any other deadline to sign the agreement as mutually agreed in writing).

**Interest at 3% above the Bank of England Base rate from your rental due date until the amount is paid in full in order to pursue non-payment of rent however, this will not be perused until your rental account is more than fourteen days in arrears.

***Tenants are liable to the cost of replacing any key(s) or security device(s) they have lost. If the loss results in the lock requiring to be replaced, the tenant will incur the cost of a locksmith, new lock and replacement keys for all parties that require them i.e., tenant, landlord and any other relevant parties requiring keys. If extra costs are incurred there will be a charge of £10 per hour for the time taken replacing the lost key(s) or security device(s).

****If the tenant applies to terminate the contract early, they will be liable for the landlords cost in re-letting the property as well as all the rent due under the tenancy until the start date of the replacement tenancy. Please note these costs will not exceed the maximum amount of rent that is outstanding on the property
