What is Stamp Duty?

Stamp duty Land Tax in England and Northern Island is a tax you have to pay when purchasing a residential property over a certain price, usually properties that are over £250,000 such as a house or flat. The rate of this tax will vary depending on the area you purchase the property with England and Northern Island sharing the same rates, and Scotland and Wales differing. The cost of stamp duty will also depend on the type of property purchased and the reason why you have purchased it.

When do I have to pay stamp duty?

This type of tax is paid to the government within 14 days of sale completion. You can file a Stamp Duty Land Tax return yourself to HMRC or, if you appoint a solicitor, they will usually complete this and file the tax return and pay this on your behalf on your sale completion date. Depending on your circumstances you also may be eligible for relief i.e. if you are a first time buyer.
